 Only one Residence (other than accessory dwelling units) may be erected on each lot and it must be a minimum of 1400 square feet, excluding garage, basement, courtyards etc. A maximum of five accessory structures are also allowed to be built, one of which may be an Accessory Dwelling Unit. Any Residences (main or ADU) must be stick frame or timber frame whereas non-dwelling structures may be modular.  No commercial size barn or feedlots are permitted. 

 No mobile homes, yurts, tents or other temporary/movable structures shall be kept on any lot, except as allowed during construction.

No firearms or other weaponry may be discharged within the Property. No hunting is allowed anywhere on the property.

 Yes, pets are allowed.  Dogs, cats, horses, and limited numbers of livestock and poultry may be kept for non-commercial purposes. No animals may be kept on any portion of the property for commercial  purposes. No commercial kennels, puppy mills, feedlots, etc. 

 Obnoxious animals, exotic animals, or pigs will not be kept or permitted to be kept anywhere on the property. The determination of livestock limitation or what is or what may be an obnoxious animal or exotic animal will be determined by the Board in its sole discretion.  

Snow clearance will be provided by the Association on Goldfinch Ln and Gray Owl Ln to lots with a habitated residence. Driveways are not included.  

Up to 5 vehicles on each lot may be visible from a neighboring property.  Inoperable vehicles or vehicle parts must be kept in a garage or other building with a closed door. A commercial truck, commercial van, bus, recreational vehicle, farm equipment, heavy equipment, boat, camper or trailer may be kept on the property, but such vehicles must be visually hidden or screened from the road and neighboring properties.

A "Stream Flow Mitigation Certificate" (a portion of a water right  that is held by Spokane County).  Each parcel in Goldfinch Meadows has  an individual recorded Certificate attached to the parcel.  This  certificate allows for a  water well to be drilled on the parcel and for the residential use of the water.  The Certificate (water right  portion) has been purchased and there are no ongoing fees.
